What does a reconciliation visit cost?
The fee depends on the size of the property and the volume of paperwork you have. We always confirm the price in writing before the visit, and the same surveyor who carries out the inspection prepares the report, so there are no surprises.
How long does a report take to prepare?
Most single-dwelling reports are delivered within seven working days of the visit. Larger projects, such as a farmhouse with outbuildings, may take a little longer, and we tell you the timescale before we start.
Do you work to any professional standard?
We follow the guidance set by the Royal Institution of Chartered Surveyors for building surveying, even though the firm itself is not RICS-regulated. Our reports are built on that practice, and we can show you a sample on request.
Will the report help with an insurance claim?
Yes, if the claim is about the condition of the fabric or the services. Insurers accept our dated records as evidence of what was there, and we have seen them speed up more than one settlement. For a dispute, a chartered surveyor may need to add their opinion, and we can introduce you to one.
What if the building does not match its paperwork?
We record the difference plainly, with a photograph and a note that the original drawing is now inaccurate. We do not try to make the record fit either the plan or the bricks; we simply state what is there.
Can you visit a property outside the local area?
We cover a radius that reaches most of the home counties and some of the wider south-east. If you are farther afield, we can recommend a colleague who works in your region, and we are happy to share the same method with them.
